The expansion of Cedar Hills Crossing mall in Beaverton, located on SW Cedar Hills Boulevard approximately between Hall Boulevard and Walker Road, is well underway. The buildings that needed to make way have been razed and the site now looks poised for construction work.
The existing mall has an interesting history. Originally, it was the site of Bernard's Airport, which was a non-commercial airfield and one of two private airports located in Beaverton.
In 1969, the airport shut down and the site was redeveloped as "Bernard's Beaverton Mall." In 2002, Vancouver development company C.E. John Company expanded and redeveloped the mall and renamed it "Cedar Hills Crossing." Current anchor tenants include New Seasons Market, Powell's Books, Best Buy, Old Navy, and WinCo Foods. The mall also has a movie theater, a bowling alley, a gym, and a health clinic.
The history of this mall also includes an environmental cleanup. In the late 1980s, contamination was discovered in soil adjacent to a former drycleaner located in the northwest portion of the mall. In addition, an underground petroleum storage tank caused petroleum contamination in soil and groundwater. Contaminated soils were removed in the late 1980s and mid-1990s and, after many years of groundwater treatment and monitoring, the site was issued a site closure from the Oregon Department of Environmental Quality in June 2000.
The mall's original redeveloper, C.E. John Company is also conducting this current expansion. Last summer, the company announced plans for a five-year, five-phase $70 million redevelopment of the center. The preliminary plans call for the construction of 16 new buildings totaling roughly 300,000 square feet (which will fill in the mall's vacant lots), one two-story building, and, potentially, rooftop parking. On the corner that used to house Bugatti's, Subway, Jamba Juice, and Baskin-Robbins, a new 25,000 square-foot building will be constructed with spaces for fast-casual and sit-down restaurants, as well as retail shops and retail services. The second phase of the expansion project will consist of construction of a new 125,000 square-foot L-shaped building across the street, north of Jenkins. This site will house the Sunset Lanes bowling alley on the ground floor, along with retail. In addition, the Virginia Garcia Memorial Health Center will move from its current home nearby to occupy a 36,000-square-foot space on the building's second floor.
